Epoxy, polyaspartic, or both?

Epoxy base coats

Epoxy has been the workhorse garage coating for decades. It bonds well, builds a thick film, and costs less. Its weaknesses in Arizona: it can amber or yellow with UV exposure, cures slowly, and a soft epoxy in a hot garage is more vulnerable to hot-tire pickup.

Polyaspartic topcoats

Polyaspartic coatings cure fast (the reason one-day installs are possible), stay clear and UV-stable, and resist chemicals and abrasion. Most quality residential systems today pair an epoxy or polyurea base with a polyaspartic topcoat — you get the build of epoxy with the durability of polyaspartic where it counts.

A good installer will tell you exactly which products go on your floor and why. If a quote just says “epoxy floor” with no system details, ask for specifics before signing.

How installation works

  • Inspect and test: the slab is checked for moisture, old sealers, oil contamination, and cracks.
  • Diamond grinding: the surface is mechanically ground — not just acid-etched — so the coating bonds to the concrete.
  • Repairs: cracks, pits, and spalls are filled and ground flush.
  • Base coat and broadcast: the base coat goes down and decorative flake, quartz, or pigment is broadcast into it.
  • Topcoat: excess flake is scraped and vacuumed, then a clear UV-stable topcoat seals everything in.
  • Cure: light foot traffic is usually fine within hours; vehicles typically after 24–48 hours with polyaspartic systems. Your installer confirms exact times.

Finish options

Full flake

The most popular choice. Vinyl chips broadcast to full coverage hide dirt, add texture for grip, and come in dozens of color blends — grays and tans that suit West Valley stucco homes are the usual picks.

Quartz

Colored quartz sand gives a finer, more uniform texture with excellent slip resistance. A good pick for workshops and for garages that double as laundry or utility space.

Metallic

Pigmented epoxy with swirling, three-dimensional effects. Striking in show garages and hobby spaces, though it shows dust and tire marks more than flake — budget a little more for it, too.

What it costs

Most West Valley garages price at $3–$12 per square foot installed; a typical 2-car garage lands around $2,400–$3,800. Three-car garages, heavy crack repair, moisture barriers, and removing a failed old coating push the number up. See the full pricing guide for a breakdown.
