Driveway & Concrete Resurfacing

A cracked, stained, or spalling driveway does not have to mean tearing out the whole slab. Resurfacing repairs the damage and applies a new finish over sound concrete — usually for a fraction of replacement cost, and without days of demolition dust.

Resurface or replace? An honest way to decide

Resurfacing usually makes sense when…

  • The slab is structurally sound but ugly: surface cracks, stains, pitting, or spalling
  • Sections have not heaved or sunk significantly
  • You want a decorative finish — broom, trowel, stamped-look, or flake-style — without new concrete prices

Replacement may be the better call when…

  • Large sections are cracked through, lifted, or settling
  • Tree roots or soil movement keep damaging the slab
  • Drainage problems need the slope of the driveway changed

A trustworthy installer will tell you if your concrete is not worth resurfacing. If a quote skips an inspection and goes straight to a finish catalog, treat that as a warning sign.

What the work involves

  • Clean and prep: pressure washing, grinding or scarifying as needed, and opening up cracks for repair.
  • Repair: cracks, spalls, and low spots are filled with repair material rated for exterior, vehicle-rated use.
  • Overlay or coating system: a polymer-modified overlay or exterior coating system is applied and finished — textures range from simple broom finishes to decorative patterns.
  • Seal: a UV-stable sealer protects against sun, oil drips, and monsoon water. Exterior sealers need periodic reapplication; ask what schedule your system needs.

West Valley specifics

HOA rules: many communities in Surprise and Peoria regulate driveway appearance and colors, and some require approval before resurfacing. Check before you book. Heat and curing: summer installs are scheduled around the hottest hours so overlays cure properly. Monsoon drainage: if water pools against the garage slab, mention it when you request a quote — it affects both product choice and prep.
