Garage Floor Coating Pricing Guide

Most coating companies will not talk price until a salesperson is in your garage. We think you should know the ranges first. These are honest, typical West Valley prices for professional installation — your written quote will depend on your actual floor.

The short answer

ProjectTypical installed rangeNotes
Professional coatings, general range$3–$12 per sq ftRange covers basic solid-color systems through premium finishes and heavy repair jobs.
1-car garage (~200–250 sq ft)~$1,200–$2,200Per-square-foot cost runs higher on small floors because prep and setup are fixed work.
2-car garage (~400–500 sq ft)~$2,400–$3,800The most common West Valley project. Premium metallic finishes and heavy repairs can exceed this.
3-car garage (~600–750 sq ft)~$3,500–$5,500Bigger slabs price better per square foot, but total cost rises with area and any tandem bays.
Patio or pool deck$3–$12 per sq ftCondition of any existing cool-deck surface and crack repair drive the number.
Driveway resurfacing$3–$12 per sq ftOverlays and decorative finishes sit higher; simple repair-and-seal sits lower.

These are planning ranges, not a quote. Any company that gives you a firm price without seeing and testing your concrete is guessing — usually in their favor.

What drives the price up or down

Pushes the price up

  • Extensive cracks, spalling, or pitting to repair
  • Moisture in the slab requiring a moisture-mitigation primer
  • Removing a failed old coating, paint, or sealer first
  • Premium finishes: metallic epoxy, heavy quartz systems
  • Stem walls, steps, and lots of edge detail
  • Oil-saturated old concrete needing extra grinding/degreasing

Keeps the price down

  • Sound, newer concrete with light wear
  • Open, empty floor — no storage units or shelving to work around
  • Standard full-flake finish in a stock color blend
  • Larger, simple rectangular slabs (better per-foot pricing)
  • Booking garage + patio or driveway in one visit

Why not just use a DIY kit?

Big-box epoxy kits cost a few hundred dollars, and for a lightly used garage they can look fine at first. The honest trade-offs: kits are much thinner than professional systems, are usually applied over acid-etched (not diamond-ground) concrete, and are the floors most likely to peel from hot-tire pickup in an Arizona summer. When a failed kit has to be ground off before a professional job, it adds to the eventual bill. Plenty of our quote requests start with exactly that story.

How to compare quotes

  • Does the quote name the actual products and number of coats?
  • Is prep specified — diamond grinding, crack repair, moisture testing?
  • Is the warranty written, and what does it actually cover (peeling/adhesion vs. staining)?
  • What is the cure schedule before you can park on it?
  • Is the price the full price — stem walls, thresholds, and cleanup included?
